Terms & Conditions

General Information: Check-in time is 4:00 PM – Checkout time is 11:00 AM (You will be billed for a late checkout if your belongings remain after checkout time). Any items left after you leave that need to be mailed will be sent COD with service charge added for pick up and mailing.

Rent: Your payment is due at time of booking. Payment can be made via Visa, Mastercard, or personal check.

Security Deposit: We offer a Vacation Rental Damage Protection Insurance for every reservation. The policy is a flat rate of $45.00, and will cover you for any accidental damages that may occur by your party for up to $3,000.00.
If you elect to not choose this Insurance Policy, we have a mandatory $3,000.00 refundable security deposit required to be charged at time of your booking on top of your reservation payment. The $3,000 security deposit charge to your reservation will be refunded within 14 days after your check out date, less any damage charges if applicable.

All of our homes are NO SMOKING in or on the premises (of ANY kind, including marijuana and vape) and NO PETS are allowed in or on the premises the rental properties. All of our homes are set up to sleep the number of people stated in your reservation. If you bring additional people, bring an unauthorized pet, or smoke on the premises of said property, you will have additional charges to your credit card for excessive cleaning charges or intentional damages etc.

Cancellation Policy: There is a $200 charge for any cancellation once a reservation has been made. Cancellations made LESS THAN 45 DAYS PRIOR TO CHECK IN will result in a forfeiture of all rent paid, unless the unit can be re-rented. A NO SHOW or cancellation on the day of arrival will result in forfeiture of all rent paid. We do offer a Travel Insurance Policy and highly recommend that our guests take advantage of that protection.

Keys: Please pick up your keys from our office located at 12716 Northwoods Boulevard #6 (in the Town Center to the left of the Deli-Mart). If you are arriving after 4:00 PM the keys will be in an envelope with your name on it placed on the corkboard in the airlock entry. These doors are open 24 hours a day. Please remember your map, we do not leave one with the keys. You must return 2 keys & 2 guest passes to our office when you check out. There is a key drop available if you leave before or after business hours.

Linens: Sheets and towels are provided with all rental units. Laundered sheets and towels will be folded and set on the foot of each bed in the property.
